Connect2Kent are looking for an Statutory Works Manager to join a team based in Maidstone, Kent. The successful candidate will be required to travel to other business sites within Kent (Mileage can be reimbursed)
Job Description
Direct and manage building maintenance and minor works on behalf of the Property & Infrastructure Support ensuring that all projects are delivered to time, cost, quality and meet statutory requirements. Ensure all Corporate Property standards and policies and all legislative requirements are met.
Liaise with clients, consultants, contractors and end users on maintenance issues.
Main duties and responsibilities
• Responsible for continuous monitoring and management of Building Services maintenance contracts including Planned Maintenance Agreements relying but not exclusively, on information supplied by consultancies and contractors.
• Responsible for the delivery by contractors where appropriate in collaboration with consultants of multiple programmes of annual maintenance activity within financial and time constraints.
• Responsible for the collation and validation of management information regarding the performance of contractual activity and insure interventions are achieved where necessary in order to ensure corrective action is taken where required.
• Drive value from supplier relationships, demanding performance and orchestrating change in order to improve delivery.
• Direct and control payment of consultant’s fees and contracting invoices subsequent to the operation of the contracts under direct control.
• Orchestrate investigations into disputes/complaints regarding the delivery of servicing works under the contract and ensure satisfactory resolution is achieved, liaising with clients, end users and consultants as appropriate.
• Ensure commissioning process is robust and all requests for work are fully in line with contract packages.
• Prepare service contract documentation for tendering purposes.
• Provide professional advice to all groups on building service issues offering technical advice and support where required.
• Responsible for the smooth progression of all work commissioned with consultants, contractors through to completion, liaising where appropriate with clients, end users and consultant management.
• Manage the County Legionella Prevention Programme and arrange Countywide Training via specialist Contractors
Minimum
QUALIFICATIONS
Educated to degree level in a building services (Electrical) (Mechanical) related field or equivalent
Suitable building industry qualification commensurate with the post or significant industrial experience.
EXPERIENCE
Experience of working in a building industry environment in a managerial capacity commensurate with the post.
Experience of multi-agency working within the building sector in an outsourced environment
SKILLS AND ABILITIES
Excellent interpersonal skills, both oral and written
Able to work on own initiative, taking responsibility for actions and decisions surrounding area of accountability
Ability to work to tight deadlines and deliver best value results on behalf of client, challenging where appropriate
Computer literate and able to use a range of Microsoft packages including word and excel to a good standard
Knows when to escalate issues
Ability to be innovative
Good organisational ability
Experience of managing major contracts and projects within a maintenance background, liaising where appropriate with staff at all levels in order to accomplish satisfactory results
Knowledge of both Mechanical & Electrical Services. Experience of managing major contracts and projects within a maintenance background
