Commercial Manager – Fit Out & Refurb
Our client are an award-winning, multi-disciplined construction service provider offering the complete range of construction services from fit out, joinery and new build to bespoke interiors. They have gained an excellent reputation in the industry for their high quality work and as a result are expanding rapidly.
A Commercial Manager role has opened within their highly reputable Fit Out & Refurb division to play a involving full commercial management of a number of Fit out/ refurbishment projects from conception to completion - Providing information where necessary and carrying out the estimating/tendering exercise that will enable clear materials and labour costs to be considered at that stage, Monitor and reporting build costs monthly, reporting any savings and excesses.
Main Duties & Responsibilities:
Complete Estimating and Tendering process for Fit out and Refurbishment projects
Calculate all the prime costs on developments within the business, reporting any movements in the costs since the preparation of the Tender exercise
Procurement of all sub-contract trades
Provide a detailed cost budget and share with Site Manager at the appropriate time.
Monitor and explain subcontractor cost movements.
Responsible for subcontractor payments, variation orders and day works and settlement of final accounts.
Undertake monthly cost/value reconciliation.
Report on savings and excesses against budget costs to the Director.
Forecast final accounts.
Preparation and submission of client Valuations and cash flow forecasts on a monthly basis
Preparation of material schedules for procurement by the buying dept. in a timely fashion
Approval of labour, plant and material invoices in accordance with payment dates as scheduled
The ideal candidate will have a wide range of commercial experience within the internal fit out and refurbishment industry, Strong knowledge of Building Regulations, NHBC and Health and Safety requirements and an Industry related business qualification.
